What this does and doesn't include
It includes the five things that actually hit your account every month: principal, interest, property tax, insurance, and HOA, plus mortgage insurance when your down payment is under 20%.
It does not include Mello-Roos or special assessments (uncommon in the older Peninsula cities but worth checking), and it does not model any tax deduction. It also assumes a fixed rate for the whole term. If you're looking at an adjustable-rate loan, treat this as the starting payment only.
One Peninsula-specific note on property tax: California reassesses at your purchase price, so your tax bill is based on what you pay, not what the seller was paying. A long-time owner's low tax bill does not transfer to you.
